POSITION SUMMARY:
This position is responsible to maintain the day-to-day operations and physical asset of the company’s headquarters and other buildings. This individual will coordinate and perform duties to inspect, repair and maintain facility equipment according to safety and predictive/preventive maintenance procedures for mechanical (HVAC), electrical, plumbing, and other systems. The individual will develop and manage property management programs, lead various projects, create/document/implement processes and lead others in their work.
ACCOUNTABILITIES:
Logistics Coordination / Organization and Planning:
Independently work with outside companies and service providers to meet department goals, repair needs and miscellaneous project completion.
Track costs; provide reports and ensure alignment with department budget.
Identify cost-savings measures; implement when approved.
Provide input into the annual budget. Prepare reports by collecting, analyzing, and summarizing data and trends.
Utilize CMMS to distribute/assign work orders and coordinate completion.
Building Operations:
Responsible for department technologies: CMMS (Work Order Management), BAS, Lighting Control System, and Energy Management System.
Procedure development & documentation; continuously improve processes for safety, efficiency and cost savings.
Maintain records and inventory controls; complete required reports.
Identify and implement cost-savings measures in building operations and services; track and report modifications and resulting savings.
Work within expense limits.
Lead and train Maintenance Technicians in building operations work.
Ensure efficient monitoring and operations of mechanical & electrical systems to achieve cost savings (Building Automation System and Lighting Control System).
Respond to building outages and other emergencies.
Maintenance and Repair:
Support Maintenance Technicians in the completion of predictive and preventive maintenance as scheduled in Preventive Maintenance Program.
Oversee service providers as they complete any outsourced PM or repair work
Work with outside specialists to learn how to complete specialized PM and repair tasks; complete appropriate tasks for cost-savings.
Responsible for the completion of all work orders/service requests and assign to others as appropriate.
Perform minor repair to all building and non-network equipment.
Inspect building, equipment and grounds; diagnose problems, report and resolve issues.
Document work in FM database.
Lead and train Maintenance Technicians in maintenance and repair work.
Safety and Emergency:
Responsible for 24-hour emergency maintenance service.
Assure safety standards are used which comply with all company, City, State and Federal guidelines.
Support the development of our Environmental, Health & Safety program; enforce compliance for building operations.
Responsible for company’s safety, emergency management.
Floor Warden.
Special Projects:
Coordinate and complete special building and space projects.
Perform misc. building carpentry work (windows, locks, flooring, etc.).
Assist in coordinating and monitoring work being performed by outside contractors.
Qualifications – External
REQUIRED QUALIFICATIONS:
Knowledge of:
Understanding of OSHA requirements/ practices and other safety guidelines.
Practical knowledge of emergency procedures.
Fire detection and protection systems.
Fundamentals of electricity, electrical, and mechanical systems and equipment.
Industry best practices for preventive maintenance.
Ability to:
Read and interpret equipment manuals, work orders, blueprints, reports and general correspondence.
Complete electronic forms and write reports.
Technical capacity.
Results driven.
Strong time management and project coordination skills.
Proven positive customer interaction and service.
Proficient communication.
Work with hand and power tools.
Valid driver’s license; able to drive between local buildings.
Must be able to exert up to 100 pounds of force occasionally and up to 50 pounds of force frequently.
Work independently with little supervision.
Provide work guidance to Maintenance Technicians.
Able to work overtime when needed.

Education and/or Experience:
3+ years’ experience in maintenance of building mechanical, electrical and plumbing equipment for corporate office buildings and specialty spaces.
Previous experience providing work direction for teammates and service providers.
Previous experience with Building Automation Systems, CMMS and CAFM.
Other Requirements:
Must have a valid driver’s license.
PREFERRED QUALIFICATIONS: (Additional qualifications that may make a person even more effective in the role, but are not required for consideration)
Certificate/designation in Facility Management.
Associate degree in mechanical, electrical or industrial maintenance.
Previous experience in AutoCAD and IWMS; experience in other FM databases.
